Rockford and Northern Illinois See Mixed Home Sales as Median Prices Rise

ROCKFORD — Home sales in northern Illinois including the Rockford metropolitan area declined slightly in August 2025 while median prices continued to climb, according to statewide data. Closed sales in the Rockford MSA fell to 422 from 442 a year earlier, a 4.5 percent drop, while the median sales price rose 14.5 percent to $229,000. Other northern Illinois markets showed similar trends with decreases in sales but higher prices, including Peoria, Moline–Rock Island, and Kankakee, while statewide closed sales fell 3.5 percent to 12,560 and the state median price increased nearly 7 percent to $315,000. The data reflect ongoing affordability challenges as demand remains strong in certain areas despite slower transaction volume.
